Real estate valuation: Know the value of your property in the market.

A real estate valuation is intended to obtain the real value of the property in the market.

When we buy a house and want to apply for a mortgage, the bank will ask for the real estate valuation of the property to calculate the mortgage. On other occasions, this valuation is needed privately in order to sell or buy. Know the value of a property in the market.

The valuation serves as a guarantee to obtain a real value.

Real estate valuations are carried out by a specialized company that technically and legally reasons the valuation of the property.

In Spain, different values are considered for the same property, and this can be confusing:

  • On the one hand, we have the fiscal value, which is the value each property has as minimum. This tax value must be applied for valuation purposes.
  • On the other hand, there is the market value in which different factors, opinions, economic values, zones, market movements, etc. come into play.

On many occasions it is convenient to have a reasoned real estate valuation issued by a competent technician.

Energy Efficiency Certificate

The EEC provides very useful information about the energy efficiency of the house.

This certificate contains an energy rating according to the scale: “A” is the highest level of efficiency and “G” the lowest.

The responsibility for disposing of the EEC lies with the seller (or the builder in the case of a new property).

Real estate agents must also display the assigned energy label on their advertisement and it must be signed by a qualified technician who has the proper authorization.
