Real estate valuation: Know the value of your property in the market.
A real estate valuation is intended to obtain the real value of the property in the market.
When we buy a house and want to apply for a mortgage, the bank will ask for the real estate valuation of the property to calculate the mortgage. On other occasions, this valuation is needed privately in order to sell or buy. Know the value of a property in the market.
The valuation serves as a guarantee to obtain a real value.
Real estate valuations are carried out by a specialized company that technically and legally reasons the valuation of the property.
In Spain, different values are considered for the same property, and this can be confusing:
- On the one hand, we have the fiscal value, which is the value each property has as minimum. This tax value must be applied for valuation purposes.
- On the other hand, there is the market value in which different factors, opinions, economic values, zones, market movements, etc. come into play.
On many occasions it is convenient to have a reasoned real estate valuation issued by a competent technician.
We recommend that you have a valuation by one of the approved companies related to the real estate product you wish to acquire.
This service is commissioned to an external company and is controlled by us.
Reports and legal-technical actions
If you want to buy a house, it is important to have technical reports about the property.
Our team of architects and surveyors are in charge of preparing the necessary technical reports to obtain information about:
- Measurements
- Boundaries
- Cadastral urban situation.
- State of the property.
- Possible pathologies.
- Compliance with building regulations.
- Open Infraction Files with the Authorities.
- Registration
It is a matter of being able to assess the acquisition with adequate protection and consideration of the possible associated risks.
It is important to be aware of this information before acquiring a property, on the contrary, we could be taking risks that we are unaware of and that in the future can translate into serious economic losses.
In each specific case, our technicians will assess which reports are recommended.
These reports are also very relevant when carrying out a new construction or renovation.
Energy Efficiency Certificate
The EEC provides very useful information about the energy efficiency of the house.
This certificate contains an energy rating according to the scale: “A” is the highest level of efficiency and “G” the lowest.
The responsibility for disposing of the EEC lies with the seller (or the builder in the case of a new property).
Real estate agents must also display the assigned energy label on their advertisement and it must be signed by a qualified technician who has the proper authorization.
